How to Spot Structural Cracks in Your Edinburgh Tenement

Structural Cracks: When to Act Immediately

Structural cracks pass through the masonry itself, indicating that the wall has lost tensile strength. They are often caused by differential settlement, thermal movement, lintel failure or vibration. Key warning signs:

  • Width greater than 5 mm — wide enough to insert a pencil
  • Stepped pattern following mortar beds — the classic structural crack
  • Diagonal cracks above doors or windows — often indicates lintel failure
  • Cracks that are widening over time — measure with a crack monitor
  • Cracks accompanied by bulging walls, sticking doors or sloping floors
